Hi there. Will lenders lend you money on btl on a 1st floor flat? I heard that they wont because of things like if there was a shop on the ground floor that might turn in to a resteraunt and cook smelly food and because of that you would find impossible to rent. Is this correct? Thanks in advance. Meurig

I actually used to rent a first floor flat above the takeaway. It did smell, but otherwise was good value for money.

Hi , It is true that some lenders can refuse to lend for a flat above commercial property as some of them have restrictive lending criteria. However, it doesn't mean that it is not possible. In this case it is may be better to speak to a mortgage advisor as they will know who does and who doesn't. In this case he will save you a lot of time and money.
