Does anybody know if multiple lets require separate tenancy agreements? If for example there are few students.

I believe that yes, it does require separate tenancy agreements for exclusive use of the occupied room and shared use of other facilities, such as kitchen, living room, and the like. However, if the students are renting together and are planning to end the tenancies at the same time there might be just 1 tenancy agreement signed by both tenants.

It's common sense to have separate tenancy agreements. Otherwise each tenants would be responsible for each other's rent. This does not seem to be fair, doest it?
