Home Condition Report (HCR) – is a report relating to the actual condition of the property in question. It is not a survey and as such does not provide any advice of what needs to be done. As far as I could remember, it does not have to be included in HIPs, but buyers and lenders could legally rely on it. And it does not have to be a chartered surveyor who prepares HCR.

Yeah, it is usually prepared by the so called Home Inspector who needs to be accredited. If this report does pick on smth, these concerns could then be further investigated by the chartered surveyor who will in turn advise what needs to be done to remedy any found faults.

I personally don't rate this report much. What's the point in wasting your money on this when survey will reveal the same information and beyond?
