Aqua Lettings are a great little letting agents who dont charge an arm or leg ( suprisingly ) they are doing fully managed for only 5% PCM and offer a let only deal for just £49, check them out for yourselfs www.aqualettings.co.uk

Anyone can open up as a lettings agent - the industry is unregulated. Before long they can have 100 properties and £100k going through their bank account each month. As such you need to be very careful. They may be offering dirt cheap fees, but if they run off with your rent and your tenants deposit, you'll be left with a big bill. It's like everything else in life - do not buy on price!!!

Choose an agent that is a member of ARLA. To get this membership the agent has to undergo regular checks on the way they handle money. If their procedures arent robust, and the figures don't add up, they won't get accreditation. ARLA agents also carry client money protection, so if anything does happen to the agent, their liablities to yourself are covered by insurance. If in doubt, a national chain like Belvoir Lettings are usually a 'safe' bet.
