i moved into the rented property, 3 months ago, not knowing that the property was for sale.
i have an initial, 6 months fixed term tenancy... which only i signed. the landlord was not there at the signing, and when i requested my copy of the contract a few weeks later, it was still only signed by me.

3 months down the line, a few un-announced viewings later, not to mention an estate agent letting themselves in to my home, at 9 am. after i had told them the day before, at ten to five in the evening , when they requested, by telephone, to enter the property the following morning, that this was not a fitting time for me, also. i needed 24 hrs written notice,

i am fed up now. the landlord has not told me that the house is being sold, i am only kept up to date with the details as it happenes to be someone i know buying the property.

the landlord is not working with me on this, i am constantly being upset, feeling unsafe with peoplel entering my home and being harrassed and made feel bad for not allowing viewings without the required notice.. i want to leave and find a place i can feel relaxed in with my daughter before she starts school next month.

i have every desire to give him the 30 days, but i want to leave as soon as possible, and as he has no intention of working with me, can i leave the tenancy before the 6 months are up.. as he hasnt even signed the agreement, and has broken the law,trespassing, against my wishes, and broken my right to a peaceful tennacy... i see it that there is no contract at all.. i shouldnt have to wait around for him just so he can line his pockets.

also, there will have to be some work done on the house before the contract for the sale goes through in a couple of weeks and i really don't want this extra pressure.

any advice would be great and very much appreciated,. thanks.


i must add that he will be kicking me out before the 6 months are up anyway, i just want to do it sooner... where do i stand here.

i have found the only ideal place nearby for me and my daughter to move into and if i dont act quickly then i will lose it.

Hi, did you pay a deposit? if not just leave, his actions are unreasonable, it sounds like he would be happy if you left so he could get the work done. As he is not communicating with you, it could be difficult for you to get the deposit back in the short term. Would it be possible for the new buyer to be a go between as they need to be talking anyway. If you feel that you are unsafe with people comming and going, then you have every right to change the locks to prevent this, informing the landlord what you have done by letter, even if he does own the property, you have rights as a tennant to feel safe in your own home and he should not enter without your permision.

Hi, I'm a tenant and having similar problems!
I know in my tenancy agreement there is a section header - Quiet Possession and this basically means if you pay your rent and obide by the obligations in your agreement the Landlord SHOULD leave you alone!

Also there will be a section in the agreement about letting the landlord/agent in to show prospective buyers/new tenants - in mine it says we don't have to let anyone in until the last 28 days of our term.

And finally, you may have what's called a break clause in your agreement, which basically means you or the landlord can give notice to move, theta would be a fixed notice period likely to be 2 months.

Have a look in your agreement for the stuff ive mentioned. Hope that helps
