I've just acquired my first property to let and was wondering if any of you out there have any advice good or bad. I'm interested in looking into guaranteed rent schemes that I've seen a few estate agents advertise. So yeah to sum things up just a few pointers if you know any good estate agents or letting agents I could look into further would be much appreciated.

My property is in Deritend, an area of Birmingham. I'm currently scouring the price comparison websites as we speak to find a good deal for landlord insurance, hopefully with content insurance included too.

with regards to the guaranteed rent, someone suggested a letting agents in birmingham called Northwood, who seem to have a good guaranteed rent scheme so I think I'll pop into their office and see what they have to offer.
