My agents asked me if i would prefer smoking or non-smoking tenants to move into my flat. I was a bit puzzled to be honest. I dont smoke myself, but dont really mind smokers. But then when i thought about my flat and the fact that i may decide to move back in a couple of years. Would i want my home to exude an awful smell if my tenants happened to smoke in the flat? Is is quite common to have a clause in the tenancy agreement about smoking? Thank you kindly as always...

personally, i never had the issue with smoking and was never concerned with such a clause. However, i do understand why some agencies and landlords would advocate for this. Apart from possible long term damage to furniture or wallpaper, it could also be a fire hazard.

As per my concern smoke tenant is not a very big issue.

In the end I left this clause out of the tenancy agreement. It was never an issue for me, I simply wanted to know what the standard practice was as I was and still am rather new to this game of 'letting'.
