Problem tenants

Hi! Hoping for your quick response as I'm in a state of panic at the moment. My property was rented out to a couple, but only one of them signed the agreement. I was today told by my agent that the couple has split up, the guy whose name was on the agreement left and cancelled his standing order for the rent. His ex-partner is still living at the property! The agents have been trying to arrange a meeting with her to see whether she would like to stay at the property and more importantly whether she could continue paying rent. Is there anything else I need to do or be aware of? Your views are greatly appreciated...

Sorry to hear that, Harry! Did your tenanat leave before completing his 6 months AST agreement? If so, he should be liable for the rest of the period. But, of course, you are probably more concerned about continuity. Have you heard more from your agents?

Hi Lisa! My tenant left before the 6 months ended and in theory he is liable. However, I don't know where he is. He was not permanently resident and for all I know may have returned home. Guess, such are pitfalls of letting market. My real concern is his partner who is still there. Next rent is due by the end of next week, I dont know whether she intends to stay in the flat and more importantly whether she can afford to pay rent. Agents finally managed to speak to her yesterday and agreed on a meeting next Monday. Fingers crossed! (IMG:style_emoticons/default/smile.gif)
