Landlords Recommended to Update their Flats and Houses
Leading Scottish lettings companies suggest that landlords, who wish to stay ahead of the competition, need to consider upgrades of their properties. The large number of properties, both, houses and apartments, on the Scottish rental market has provided tenants with a possibility to pick and choose between properties with up-to-date fixtures. This is the reason why many landlords have already started upgrading and redecorating their kitchens and bathrooms. Steve Coyle, operations director at Cullen Property, one of the Edinburgh letting agencies, says that if landlords do not want to see their properties unoccupied, they should work on them. The agency’s representative added that previously unavailable properties, such as 2-bedroom flats are now offered throughout the city, which allows tenants to take their pick. Cullen Property has reported an increased interest and demand for their refurbishment service over the past 6 months. The refurbishment team of Cullen Property is said to be busier than ever before advising current and new clients on the fixtures that will make a rental property more attractive as high-quality accommodation is believed to increase the chances of securing a long-term tenancy. Despite the fact the Scottish property market has already showed some signs of recovery, Cullen Property specialists predict that the number of flats and houses available for rent will increase in the near future. At the moment, the agency manages 300 flats with a 98% level of occupancy.
