Landlord Action Saw a 20% Increase in Turnover
Paul Shamplina, a partner of Landlord Action claimed that even smart and experienced landlords are left without thousands of pounds that unwanted tenants owe them, before landlords can actually get a possession order.
Paul Shamplina has a profound experience of dealing with problem tenants as he has been responsible for almost 14,000 tenant removals; recently he has been the subject of a report in the Telegraph, based on the tenant eviction from an apartments block in Hackney.
Although the problem tenants might have well moved out of the property, landlords often face the need to deal with the unpleasant presents, left by tenants, such as dirty washing, accumulated rubbish and flooded rooms.
When Mr. Shamplina was talking about the Hackney case, he mentioned that the landlord was smart enough to bring a locksmith with him on the day in question. However, Shamplina noted, the landlord was highly experienced as he had been professionally involved into the buy to let business for years; Shamplina said that amateur landlords, who own one or two residential properties, very often find the door of their house bolted and they do not have an alternative plan.
Shamplina claimed that if the landlord starts the eviction process, he or she is highly likely to lose the rent for six months as the process of evicting the unwanted tenant usually takes 5 months from start to finish at least. After the process is complete, the landlord will also have to wait for bailiffs to come; it should be noted that bailiffs have become less available as they were prior to the economic downturn.
Landlord Action said that it has experienced a 20% increase in help requests since the end of 2008.
