Landlords Urged to Make Rental Properties Eco-friendly

All buy to let landlords, regardless of whether they have property insurance or not, are strongly recommended to renovate their houses to make them more eco-friendly. This recommendation comes as part of a new strategy, called Green Deal, launched by Mr. Huhne, climate change secretary.

As for now, upfront costs for property modifications carried out upon tenant's request are covered by the insurance company. However, the new energy bill will demand landlords to react to such requests by 2015; otherwise, eco-friendly renovations will have to be paid for by the property owner rather than by the insurer.

Moreover, this strategy might give local authorities the power to make residential landlords carry out refurbishments required for improvement of property energy efficiency.

The Green Deal is planned to be enforced 2 years from now, in autumn 2012.
